A 4-Point inspection exists because insurers price risk by system age. Roofs leak, panels fail, pipes burst, and compressors die on schedules actuaries know cold — so before writing a policy on an older Florida home, carriers ask for a standardized snapshot of exactly four things: the roof, the electrical system, the plumbing, and the HVAC.
That's the entire scope — deliberately narrow, deliberately fast. What matters is precision: the underwriter wants ages, materials, update history, and photographs in the format they process every day. A vague or incomplete 4-Point doesn't fail; it stalls, and stalled paperwork is how closings slip. No. A buyer home inspection evaluates the whole property for your purchase decision. A 4-Point answers one narrow question for an insurer: what are the age, material, and condition of these four systems today? They aren't interchangeable.
A 4-Point isn't pass/fail from the inspector's side — we document what's there, accurately and photographically. Whether a carrier writes the policy is the carrier's underwriting decision. What we control is that the documentation is complete, current-form, and never gives an underwriter a reason to kick it back for clarity.
Roofs near end of service life, certain electrical panels (Federal Pacific, Zinsco), polybutylene supply plumbing, aluminum branch wiring, and water heaters past their expected life.
