New Construction Phase InspectionsNew doesn't mean inspected.

A new home is built by dozens of crews on a production schedule. Phase inspections put a licensed, independent set of eyes on the work at the three moments that matter — before the concrete, before the drywall, and before the keys.

  • Per-phase report within 24 hours — photo-documented, trade-specific
  • Concealment record — what's behind your walls, on file forever
  • Builder-ready punch lists — findings written for correction
  • Follow-up verification — confirm corrections at the next phase
What to expect

Slab to keys, independently verified.

01

Pre-pour

Foundation, vapor barrier, and rough-ins — before concrete conceals them.

02

Pre-drywall

Framing, wiring, plumbing, and ducts — the last look while it's open.

03

Final walk-through

The completed home to Florida's SOP, before your builder walk.

04

11-month follow-up

Close out the builder's warranty with documented claims.

The scope

Each phase sees what the next one can't.

Three scoped visits, each timed to a construction milestone — order the full sequence or any single phase.

01

Pre-pour — the foundation visit

Before concrete: formwork, footings, vapor barrier, reinforcement placement, and plumbing rough-in locations. Once the slab is poured, this evidence is gone for the life of the house.

02

Pre-drywall — the systems visit

The single highest-value look: framing and connections, electrical runs, plumbing supply and drains, HVAC ducts and returns, window flashing — every system, photographed while it's still open.

03

Final walk-through — the completed home

A full evaluation of the finished house to Florida's Standards of Practice before your builder walk: systems operated, finishes checked, exterior drainage verified — your punch list, documented by a licensed third party.

04

11-month follow-up — the warranty visit

Near the end of the builder's first-year warranty, a full inspection converts latent defects into documented warranty claims. Detailed on its own page: the 11-month warranty inspection.

What you get

Reports your builder's superintendent takes seriously.

Each phase produces a photo-documented report, typically within 24 hours, written in construction language — specific locations, specific trades, specific corrections. Builders respond to documentation, and a licensed inspector's photographed finding is the difference between a punch-list item and a dismissed complaint.
