Each phase breaks down into the same handful of steps, no matter which service you book.

Phase 1 · Inspect

Choose, schedule, and prepare

Pick the right inspection — use Find My Inspection if you're not sure, or go straight to Schedule Inspection if you already know. We confirm your appointment, then send a short preparation checklist so the property is ready and access is arranged. Attending the inspection is welcome but never required — most clients don't, and the report covers everything either way.

Phase 2 · Understand

A 24-hour report, explained in plain English

You receive a digital report, typically within 24 hours of the inspection, including any carrier-ready insurance forms. Every report opens with a plain-English summary of what matters most, and clearly states what the inspection covers and its limitations — a home inspection is a limited visual examination, not an engineering, environmental, code-compliance, or warranty determination. If anything is unclear, call and we'll walk through it together.

Phase 3 · Act

Prioritize, resolve, and follow up

Use the report to prioritize what actually matters, and get qualified opinions or repair estimates for anything outside our scope — we don't perform repairs ourselves, to keep the inspection independent. After a qualifying repair, request a complimentary re-inspection of the named items, or reach out through the Support hub for amendment or documentation help.

Requests submitted through Schedule Inspection are reviewed for availability, duration, and travel — confirmation follows by email, text, or phone, not an automatic booking.

24-hour report

Every completed inspection is followed by a digital report typically delivered within 24 hours, so contingency and renewal deadlines stay protected.

Follow-up window

Questions about the report are answered in plain English after delivery, and named repair items qualify for one complimentary re-inspection visit.

Lunar does

A home inspection is not

  • An engineering, structural, or environmental diagnosis
  • A code-compliance inspection or municipal approval
  • A guarantee of insurance approval, coverage, savings, or underwriting acceptance
  • A warranty on the property or its systems
Requesting an appointment

How the online request form works.

Lunar uses Spectora, a third-party inspection-scheduling platform, to collect and manage inspection requests. The Schedule Inspection page embeds Spectora's secure request form directly — submitting it creates a request, not an automatically confirmed appointment, and property/contact details you enter are shared with Spectora to process that request.

If the embedded form doesn't load, a direct link, phone number, and email address are always provided as a fallback on the scheduling page.
